Homes and water damage in Sun City West

Sun City West is Del Webb's second big active-adult community in the northwest Valley, started in 1978 and built out through the 1990s. It is unincorporated and sits next to Surprise and Sun City. Homes are single-story, many with golf-course lots, and a large share of owners are seasonal. The community's ZIP, 85375, is in our coverage list.

Homes from the late 1970s to the 1990s have aging copper plumbing, second- or third-generation water heaters and older tile or shingle roofs. Slab leaks and supply-line failures are common with age and hard water.

Sun City West sits northwest of Sun City along the Agua Fria River, with its own recreation centers and golf courses. Many homes have been updated inside while keeping original supply lines, so a failure at a connection between old and new is common. Patio homes and duplexes share walls, which means one unit's leak can reach its neighbor.
